How To Become a Home Inspector
IMPORTANT: Before you are approved to inspect New Homes in Mississippi (in any stage of construction), you MUST hold a New Home Designation (NH). Penalties for inspecting new homes without an NH designation include fines, suspension, or license revocation. The NH designation requirements include:
Obtaining a basic home inspector license. This license is renewed every two years and requires 20 hours of Continuing Education (CE).
Obtaining and maintaining an active residential home builder license. This license is renewed yearly and is managed by the Mississippi State Board of Contractors.
Obtaining and maintaining (at least one) active certification with the International Code Council (ICC). This license is renewed every two or three years, depending on the type of certification.
These code disciplines will be recognized toward obtaining the NH designation. You must obtain at least one of the following:

- Commercial Electrical Inspector
- Plumbing Inspector
- Reinforced Concrete Special Inspector
- Fire Inspector I
- Fire Inspector II
- One and Two Family Dwelling Inspector Zoning & Property Standards Inspector

- Residential Electrical Mechanical Inspector
- Building Plan Examiner
- Plumbing Plan Examiner
- Electrical Plan Examiner
- Legal & Management Fire Safety Plan Examiner
- International Property Maintenance & Housing Inspection
- Florida Modular Building Inspection
- Florida Modular Building Plan & Coastal Construction.
1️⃣ Home Inspector Application: (requires notary) 📝
After completing the coursework, taking the national exam, acquiring the required insurance, and meeting all other requirements, this application form should be included when applying for a home inspector license. 2️⃣ Pledge-Certification Form: (requires notary) 📝
You will comply with the Mississippi Standards of Practice and Code of Ethics, and you understand that after a public hearing, the Mississippi Real Estate Appraisal Board may modify the standards and ethical rules of the Mississippi Home Inspector Division as the Commission deems appropriate.
3️⃣ MHID Criminal Background Check Form: (requires a witnessed signature) 👁️🗨️
To assist the MHID in conducting its licensure investigation, on or after July 1, 2021, all applicants for a Mississippi home inspector license and all applicants for renewal of any home inspector license shall undergo a fingerprint-based criminal history records check of the Mississippi Central Criminal database and the Federal Bureau of Investigation criminal history database. 4️⃣ National Home Inspector Exam:
You must pass the NHIE to attain your basic license. Administration of the National Home Inspector Examination® ensures that home inspection professionals meet basic knowledge and practice requirements for regulation. Completing the examination fulfills the needs of the public, the government, and home inspectors.

Licensed Inspector - Complaint Form: (requires notary) 📝
The MHID investigates complaints against licensed home inspectors. Use this form to report the complaint. You will be asked to include the incident date, subject property address, and complaint details. Please be specific. State the SoP, CoE, or Law you allege was violated. [2/8/25]
Inactive Form:
An inspector may place his/her license on "Inactive Status." Although inactive, the standard license renewal fees will be charged. [2/8/25]

Current Mississippi Standards of Practice (SoP) and Code of Ethics (CoE):
73-60-17: "A licensed home inspector is required to follow the Standards of Practice and Code of Ethics as adopted and published by the commission. A home inspection report must be issued by a home inspector to a client as specified in the Standards of Practice."
