About the Mississippi Home Inspector Division

Established under the Mississippi Home Inspector Licensing and Regulation Act (Miss. Code Ann. § 73-60-1 et seq.), as of July 1, 2024, the Board operates under the Mississippi Appraisal Board (MAB). The board consists of five members appointed by the Governor. Board members serve four-year terms that are staggered to maintain continuity. The Board’s primary mission is to protect the public interest by establishing and enforcing minimum standards for home inspectors while overseeing licensing, education, and disciplinary matters.

The Board is responsible for licensing home inspectors by setting entry requirements, including pre-licensing education, examinations, and background checks, before issuing or renewing licenses. It also establishes minimum qualifications by approving pre-licensing education courses and providers. The Board manages continuing education (CE) requirements. Twenty hours of classroom or online course study every two years is the current requirement. 

The Standards of Practice and Code of Ethics define the minimum scope of inspections and dictate professional conduct guidelines. The Board holds disciplinary authority to investigate consumer complaints, conduct hearings, and impose penalties, including license suspension or revocation, as necessary.
